Commercial Roofing in Pensacola, FL — Coming Soon

Commercial roofing is coming soon to Elite Pro Roofing: TPO, modified bitumen, and coatings for Pensacola businesses, built with the same 5.0-star standard.

Coming soon. Elite Pro Roofing is preparing to launch a dedicated commercial roofing division for Pensacola and Northwest Florida: TPO, modified bitumen, DuraBlast, and restoration coatings for flat and low-slope buildings, plus commercial gutters and custom metal work. The experience is already in the building — founder Keith Wagner has supervised large commercial roofing programs since 2012, including eleven roofs at a single elementary school campus — and the division will carry the same Florida license CCC1333764, full insurance, and 5.0-star standard our residential customers know. Want to be first in line when it opens? Call (888) 373-1474 and we’ll put you on the list.

Flat roof systems: TPO, modified bitumen, and coatings

Most Pensacola commercial buildings run flat or low-slope, and the membrane up there is doing hard duty against UV, ponding rain, and salt air. The flat roof systems our commercial division will offer cover the full range: single-ply TPO with heat-welded seams for reflectivity and energy savings, modified bitumen where foot traffic and durability rule, DuraBlast systems, and silicone or elastomeric coatings that can restore a sound-but-aging roof for a fraction of replacement cost. The philosophy will match our residential side: we’ll tell you which system your building actually needs, not which one we feel like selling that month.

Repairs will be on the menu too. Ponding spots, split seams, failed pitch pans, and storm-torn membrane are the difference between a service ticket and a saturated insulation tear-out when they’re caught early — exactly the kind of work the division is being built for.

Commercial gutters and custom metal work

Big roofs move a lot of water, and undersized residential gutter just can’t keep up. The division’s gutters and custom metal work service will fabricate and install box gutters, downspouts, scuppers, coping, and trim, matched to your building’s drainage load and finished to look like part of the architecture instead of an afterthought.

Insurance claims for commercial properties

Hurricane and hail claims on commercial buildings get complicated fast: bigger numbers, more scrutiny, more paperwork. The planned commercial insurance-claim service will do what we’re known for on the residential side, at commercial scale: document the damage, build the photo file, and meet the adjuster on the roof so the scope reflects what’s actually up there.

Built around your business, not our schedule

Downtime costs you money, so the division is being designed against it: phased sections on occupied buildings, staging that keeps entrances and loading areas clear, daily cleanup, and a foreman who communicates with you (and your property manager and tenants, if you have them) at every step — the same playbook our residential crews run today, with manufacturer-backed warranties and photo documentation of the finished work.

“I recently had a new roof installed on one of my investment properties… James Maso especially did an awesome job of communicating along the way with myself, the property manager and even the tenants.” — Marc Sanzone, Google review

Frequently asked questions

When is the commercial division launching?

Soon — the team, systems, and supplier relationships are coming together now. Call (888) 373-1474 to get on the interest list, and we’ll reach out the moment we’re taking commercial projects.

Will you be able to replace a roof without closing the business?

That’s the plan the division is built around. Work gets sectioned, loud phases get scheduled around operating hours where possible, and customer entrances stay open and clean.

Should I replace my flat roof or coat it?

It depends on what’s under the surface. If the deck and insulation are dry and the membrane is just aging, a coating system can add 10 to 15 years at a much lower cost. If moisture scans show saturation, coating over it just seals the problem in. Inspect first, decide on evidence — that’s how we approach every roof.

In the meantime, Elite Pro Roofing is fully open for residential roofing across Pensacola, Fort Walton Beach, and the Panhandle. Call (888) 373-1474 or contact us — for a home roof today, or to join the commercial interest list.
